Case study 01

Cross-border estate — British national, Thai property

Challenge

A British retiree passed away holding a condominium in Jomtien and savings in a Thai bank account. The family was in the UK and unfamiliar with Thai estate procedures. An executor needed to be appointed and assets transferred.

Our approach

We handled the full administrator application, liaised with the Land Office and the bank, and coordinated with the family by email and phone throughout. All documents were prepared in Thai and translated to English for the heirs.

Outcome

The estate was settled in approximately 11 weeks. The condominium was transferred to the designated heir and the bank account released. The family received a full closing report.

Case study 02

Contested estate — disputed will between siblings

Challenge

A Thai family of four adult siblings disagreed about the validity of a will that left a significant portion of the estate to one child. Relationships were strained and the matter was heading toward litigation.

Our approach

We represented one sibling throughout the proceedings. We analysed the will carefully, gathered supporting evidence, and attended four court hearings over a six-month period. We aimed to resolve the dispute with minimum further damage to family relationships.

Outcome

The court upheld the will with a minor modification to one asset distribution. Our client received their entitled share. A closing report documented the full proceedings and final distribution.
